how many?
How many condo owners come here to see what is going on with the condo scene- would love to have a venue going with other condo owners that is an active place to check in and see what is happening down on the coast according to the owners , not just the magazine! look forward to hearing from you all! |

I also check this site to see what's happening on the beach. I am interested in other's thoughts on the future of the preconstruction boom and where they think prices and demand will be in the next year. |

From what i can tell- I don't see prices going anywhere but up- seems like everything east of orange beach, perdido areas is several hundred more a foot preconstruction- looks like the preconstruction is selling out pretty well from the websites and info i have gotten- interested to hear what others say about this as well!! |

I agree. Prices seem to still be going up ($500 sq. ft. and more) is the norm in PC. Think market is a little soft as compared to last year-lot of condos on the market which I think will continue throughout this year. Things are still moving. Thinking about puting my Tidewater Unit on the market soon. |

My wife and I just bought a unit at Grand Panama Beach Resort in PCB. The PCB market is very crowded at this time. I believe if you select a quality developer - architect - General contracting Team we all should do fine over the next few years. You can still purchase 2br - 2 bath - with bunk in the 500 -600K corridor in PCB. In Clearwater - Sarasota - Ft. Myers - Naples you are in the 700-1,000K corridor in my opinion. The widening of Front Beach Road - the addition of Pier Park - the new international airport - possible cruise line stop are all positive events forthcoming for PCB. 12,000 Americans per day turn 55 in the USA. Let's hope they come to PCB to rent or own condos. Any thoughts from anyone concerning the potential over building in PCB or do you still feel it makes sense to buy now at current prices. Dave, I agree assesment of PCB and general bullish condition from retirement demand. We just have to wait to see if that trend actually realizes. Meantime, there is a over-supply at this moment. |

I have owned in Pc for over 15 years, I think the change is good, but too fast. I feel that the rental market will begin to slow down next season. Our family owns three in the area, and we are concerned with the influx of People and traffic, we hope the area can expand with out to many growing pains. Our complex is an older one in the area, and because of the "growth in the area", the tax accessor is in the process of reaccessing us, I am still trying to get over what our new tax payment is. I was excited about the equity in our units, but didn't think about the taxes that come with it. I still can't get over the walls of cement and windows that follows the shore line, wish they would of left more green space. |

It's my understanding Destin went through a similar influx of builiding in 1986? That date may be incorrect. But in any event, the market was stagnated for about 10-11 months. Naturally, this was when some had hoped to "flip" units and couldn't. But as you can see Destin recouped well! The cost per sq. ft in Destin is over double that of PCB. I guess patience in the market can certainly pay off. I have a friend who has bought several units in PCB. He goes there often. I'm going to tell him about this site to give his input and updates. |

I too have been trying to find out information in regards to condo ownership and whether or not it is feasible for me. I am a newbie at this, and would like to purchase a condo in the Bahamas and use it as a rental investment until my husband and I retire in 10 years. any help or advise would be appreciated. thank you |

I just found this forum and by spending just 5 mins on it I can already see the benefits. I have a couple of pre-constructions and a town home in PCB and have been worried about the "stagnation" in the growth especially at Emerald Isle, where it seems that the prices are rocketting DOWN..... Can anyone please tell me what is going on down there and what the general feeling is? Thanks |

I have a condo at Sterling Reef in PCB. There are alot of units for sale in the building. I just opened in April. The rental has been slow this year! We have it listed on several rental sites. The market is slow, but I with the others think that the city needs to hurry up and make things happen like Pier Park, International Airport etc. An amusement park would be nice. I went to Miricle Strip when I was a child. |

I am excited about the condos on the Gulf Coast. I recently purchased a unit at Laketown Wharf in PCB, preconstruction. The project is now under construction, and I already have buyers ready to purchase my contract for nearly $400K above my reservation price! I couldn't be more excited. I must decide soon whether to go to hard contract on a Courtyard unit at Grand Panama Beach Resort in PCB. This new pre construction unit will be built across the street on Front Beach Road from the Grand Panama Tower complex. Owners and guest can ride a shuttle to the beach every 30 minutes if desired. The courtyard area will be nice with two large pools - fountains - concert area - retail shopping - Bonefish Grill and First Watch restaurant. Does this forum believe that there will be strong demand to rent across Front Beach Road similar to Laketowne Wharf concept or should we only own on the beach side? Clearly renters will save some money renting if they are willing to take a shuttle to the beach and give up their beach sunset view at Happy Hour? I suppose the courtyard units would be more family driven then couples driven. Your thoughts - would you rather spend 50,000 more to own on the beach side? Walton |

I can tell you that I sold my Sunrise Beach unit before contract and am hearing from more and more owners that prices are more than just soft, I get offers to take contracts at the original offering to prevent loss of their deposit. Will be nice for me years down the road but prices are retreating from PCB to Orange Beach. Don't kid yourself by what a realtor tells you right now. I will take them all day but it makes me nervious- I own 11 units now. |

does anyone still use this forum? would be interested in any observations. what i am seeing: preconstruction condos have not exactly panned out like people may have wanted. Property values have really stabilized & in instances declined. although, preconstruction condos are still walking in with 15-20% equity - just not 80-200% people had anticipated. it is definately a seller's market with much inventory, but prices are relatively sticky, particularly in single family residences. rental market has been pretty soft & full of inventory, so those revenues are certainly down. Insurance costs, property taxes, and HOA dues have made condo ownership even more expensive, although the State would appear to be at least adressing the insurance & perhaps even property tax issues. mortgage financing still can be done at a low cost of funds but lenders really want people to put more money down. That has really pressured some marginal purchasers and coupled with the aforementioned have caused people to walk away from contracts & losing their EMD. The PCB airport recieved approval on Mon, Dec 3rd or so - although, I am not exactly sure as to what the true economic benefits that will be? Bottom line - as a long-term investment now or the very near future will be a good time to get in. We may not see the rapid appreciation again, but still a great place to live or visit and land which is close to the Emerald Coast is certainly a scarce resource. |

Hello all: I just stumbled on this site while doing some additional research on the condo I just purchased in PCB. After talking with a dozen or so owners last week, it seems prices may have stabilized a bit, with maybe a small downward trend yet to come, but not much more. There are deals out there but be ready to act, as sellers are anxious to close. I did speak with a couple of restraunt owners who indicated they are ahead of their business plan, meaning people are coming out and spending their $$$. Good luck to all! |

it appears to me that this site has turned more and more into a posting place for people advertising. this link seems to be the only one with any action. I am hopeful there is something better out there. someone should just create it. doesn't seem this is being monitored very well. have a super day! :-) |
